Where can I find info about selecting a roof contractor and installing a replacement roof?
One place to get info is the Texas Department of Insurance site: www.tdi.state.tx.us/wind/documents/RepairingRoofAfterStorm.pdf
When will the recycling program start back up?
The City of Houston's recycling will resume the week of October 27. For more information, see www.houstontx.gov/citizensnet/20081021.html#resumingDo I need approval for roof replacement?
Yes. Requests will get quick approval if they meet two deed restriction requirements: color must be weatherwood or equivalent, and shingle design must be "architectural" (not 3-tab). A shingle selection advisory is available at www.pineloch.org/acc_info/shingles.shtml. We are putting an expedited approval process in place. For requests that comply with the guidelines, we hope to respond within a couple of days.Do I need approval for fence replacement?
Yes. Requests will get quick approval if they meet three deed restriction requirements:
- Total fence height (including rot board if used) must not exceed 6 feet.
- Pickets must be cedar.
- Pickets must be dog-ear shape.
We are putting an expedited approval process in place. For requests that comply with the guidelines, we hope to respond within a couple of days.
Where can I get a form for the approval process?
Forms are available from Community management Solutions 281-480-2563 or from the PCA website at www.pineloch.org/acc_info/accform.doc.The fence I share with my neighbor fell down. Who is responsible for repairing/replacing it?
Fence along the property line between two homeowners is jointly owned. Costs are generally shared 50/50.Can we get the neighborhood sprayed for mosquitoes?
Your Community Association hires a contractor who is currently spraying twice every week.Do I need to segregate my trash for city pickup?
Yes. The city asks that we segregate four groups - household waste, appliances, tree/landscape debris, and fence and other wood construction debris. This allows the city to recycle the woody wastes and sharply reduces the use of landfill space.Where should I put storm debris?
City guidelines: debris must be placed at the curb for pickup. They prefer trees and branches be cut in approximately 12-18" lengths and placed neatly in large piles along the curbside. Please be careful not to block sight lines at intersections. What is the city's schedule for trash pickup?
Household trash pickup and heavy trash pickup will remain on the normal schedule. Recycle pickup will be put on hold to allow the recycle crews to help with storm clean-up. Storm debris will be picked up by DRC Emergency Services, a city-managed contractor. On 9/22, city officials indicated that they expect to have 80-85% completed within 90 days. More info is available at www.houstontx.gov/solidwaste/index.html.What can be done about damaged trees in the parks and around the perimeter of the community?
The City of Houston will not trim or cut these trees. The Community Association has hired a contractor who is working to trim and/or remove our damaged trees. Work is expected to be completed by Friday, Sept 26.I've had to cut down the trees in my front yard. Do I need to replace them?
Generally speaking, yes. The green impact of our trees adds significant value to our community. Smaller cul-de-sac lots should have at least one tree and other lots should have two. If you don't meet that criteria then you should replant. You do NOT have to replant the same type (or size!) tree as the one you removed. More info is available by doing a word search for "trees" at www.pineloch.org/acc_info/accguide.shtml.

Proposed Land Use Restrictions May Impact Your Home Value
The City of Houston is proposing new regulations to control future development around the three airports; George R. Bush Airport, William P. Hobby Airport and Ellington Field. The goal of these regulations is to prevent encroachment today in order to allow airport growth in the future. It seems to be a good cause, however, the proposed plan imposes restrictions on EXISTING residential structures as well. If this passes, homeowners in Bay Knoll and Bay Glen will no longer be able to enlarge, replace (fire, hurricane, etc.) or substantially renovate their homes without being forced to comply with expensive noise control measures in the construction. Furthermore, people selling homes in our neighborhood will be required to provide written warning to prospective buyers that the home is within a high noise area.
The measures addressing existing residential structures do nothing to prevent residential encroachment. Their sole effect is to impose a penalty on homeowners who live near the airport. They will almost certainly have a negative impact on our property values.
Read more about the proposed plans at the Houston Airport System's website: www.fly2houston.com/AirportLandUse
